Panattoni unveil new plans for Panattoni Park Aylesford and launch public consultation

On Monday 6th July, Panattoni announced their redevelopment plans for former Aylesford Newsprint site in Kent.

The 90-acre brownfield site has been vacant since 2015 when Aylesford Newsprint closed bringing a 90 year history of papermaking on the banks of the River Medway to an end. At its peak the site, employed more than 1,000 people.

Panattoni’s redevelopment plans promise to give a new lease of life to this redundant brownfield site and create 3,000 jobs for the local area. The proposal is to design and build seven industrial buildings offering in the region of 177,000 sqm of new commercial floorspace. The proposal embraces environmental sustainability, including using energy efficient materials, efficient LED lighting and electric vehicle charging points.

It will deliver more than £140m per annum of economic value to the Borough of Tonbridge & Malling, and Kent as a whole, by attracting some of the world’s leading companies to the site as well as providing buildings to support the growth of local companies constrained by the lack of facilities

Panattoni will submit a planning application to Tonbridge and Malling Borough Council later in the summer. If approved, Panattoni anticipates construction will begin in 2021, with first occupation expected spring 2022 and completion of the development by 2024.

Panattoni recently launched a colouring competition to our followers on LinkedIn and in our fortnightly Newsletter. Entrants were able to pick from a selection of pictures of Panattoni’s speculative development from around the United Kingdom looking for the most colourful and creative entries to win.

Panattoni is close to completing pre-let warehouse for UK Power Network at Panattoni Park Borehamwood along with the speculative development for phase one of the scheme which is progressing well

The speculative development is a 155,000 sq ft building that offers real flexibility. It can be let as one or sub-divided to create two units, one of 50,000 sq ft and one of over 100,000 sq ft. The pre-let to UK Power Network is a 36,000 sq ft building. Construction on this is ongoing and cladding will start this week.

Panattoni is the largest logistics developer in Europe for the 4th year in a row

It’s the fourth year in a row when Panattoni ranks first among the Top Logistics Developers by PropertyEU magazine. Between 2017-2019, the company delivered 67,956,624 sq ft of industrial floor space – more than twice as much as number two in the ranking. Panattoni’s plans for the upcoming three years are even more ambitious, and that will be possible thanks to the acceleration of projects targeted at Internet sales, as well as the ongoing strategy of the developer’s expansion in Europe.

Panattoni firmly ahead of the competition. The European branch of Panattoni Development Company listed as the Top Logistics Developer by PropertyEU magazine for the fourth time in a row! Each year, PropertyEU magazine publishes a list of 10 largest property developers, based on the volume of floor space delivered to the market. 14 developers took part in this year’s ranking, and it covered the period 2017-2019. Panattoni has been acknowledged as the largest property developer in Europe with delivery of over 67.9 million sq ft of completed floor space in Poland, Czechia, Germany and the UK, more than twice overtaking the second player in the ranking. Similarly as in the last year, one-third of the property developments are projects targeted at and selected by the e-commerce sector, and one-fourth represent highly advanced manufacturing facilities.

And even more will come. For the years 2020 – 2021, Panattoni intends to break its own record by multiplying the floor space delivered in the last three years. Panattoni secures detailed planning on largest unit in Crewe for over a decade

Panattoni has secured detailed planning consent for a new 305,103 sq ft unit at Crewe Commercial Park.  The consent was recently granted by Cheshire East Council, with the new unit forming the second phase of development by Panattoni at the site.  The first phase, a 237,734 sq ft speculatively developed unit, was let to NWF Group Plc at the end of last year.

Believed to be the largest planned unit in the Crewe area for more than a decade, it offers 15m clear internal height, 32 loading doors, 49 HGV parking spaces and 13,864 sq ft of ancillary offices.

Dan Burn, Development Director at Panattoni, commented, “The current market conditions have only intensified demand and with a very limited supply of available stock in the town and surrounding area, obtaining a detailed consent and ensuring the site is ready for immediate delivery means that we will be able to react quickly to occupier requirements with the potential to be on site within four weeks.”

Panattoni completes one of the UK’s tallest built-to-suit warehouses, located in Ipswich at the Sproughton Enterprise Park adjacent to J54 of the A14. Panattoni delivered a turnkey service of the 260,000 sq ft, bespoke warehouse unit with high bay elements up to 40m built specifically for LDH (La Doria) Ltd’s distribution needs.

LDH (La Doria) Ltd is the leading UK own label supplier of canned tomato products, fish, fruit, vegetables, dried pasta and other ambient foods to the UK supermarkets and they required a single warehousing unit containing three-storey office space along with a two-storey hub office.

Panattoni worked closely with LDH (La Doria) Ltd to make sure the project could be delivered in a timescale to meet their requirements; the unique facility was completed in Q1 2020.

Simon Jenkins, Development Director at Panattoni said: “It was a challenging brief, we needed to understand the technical requirements fully and demonstrate that Panattoni had the skills and knowledge to deliver such a complex Build-to-Suit project and integrate the highly automated fitout.”

Panattoni, the UK’s largest speculative developer of industrial warehousing, has secured a tenant, NWF Group plc, for its 237,734 sq ft speculatively built warehouse at Crewe Commercial Park.

NWF Group, a specialist distributor of fuel, food and animal feed across the UK, have exchanged contracts to lease the new warehouse for a 12-year term with Boughey Distribution Ltd, a wholly-owned subsidiary of NWF Group company, operating the facility.

Boughey Distribution Ltd, one of the UK’s leading ambient grocery distribution and storage specialists, will provide a new consolidation hub for a major new customer contract.

Dan Burn, Development Director at Panattoni, said “We are delighted to have secured a letting to NWF Group plc, so soon after practical completion.  This is a significant deal for the North West market and underpins the resilience in demand for well-located, speculatively built warehousing.”

Panattoni complete the largest development in Basildon for 10 years

Panattoni, Europe’s largest developer of logistics facilities, has completed the construction of a 117,000 sq ft unit suitable for headquarters, warehousing, manufacturing or distribution in Basildon.

Basildon 117 occupies a prominent position in an established distribution/industrial area at the heart of the Thames Gateway, one of the key industrial centres in the eastern M25 region.

The warehouse offers a 12.5-metre clear internal height, two-level access doors and ten dock levellers. It also features a 50 kN/m2 floor loading and over 10,000 sq ft of high-quality office accommodation.

Basildon 117 includes parking for 92 cars, 23 HGV’s and has yard depth of 35m. It is also built to BREEAM rating of ‘Very Good’ and has an EPC rating of ‘A’.

James Watson, Development Director of Panattoni, commented: “We are pleased to announce the completion of Basildon 117. The building is the largest currently available in the area.

The warehouse overlooks the A127 near its junction with the A132, approximately a 12 minutes’ drive from junction 29 of the M25. Central London, roughly 30 miles to the west, is easily reached via the A127, A12 and A13 in just over an hour.

Via the A132 and A13, Basildon 117 also connects to Tilbury Docks in about 20 minutes’ drive and London Gateway in 16 minutes.

The A130 is within close proximity providing access to North Essex, making it an ideal location for UK businesses that need to connect with European supply chains via Felixstowe, which is just two hours away.

The proposed Lower Thames Crossing, a Highways England development to connect Thurrock and Essex to Kent through a tunnel underneath the River Thames will aim to reduce the traffic at the Dartford Crossing by 22%. In 2017 it was reported that 180,000 vehicles used the Dartford Crossing, and while the plan is only proposed, it would drastically improve drive times to vital connectivity hotspots near London.

Fresh from completing the construction of a 240,000 sq ft speculative warehouse at Crewe Commercial Park, Europe’s largest developer of logistics buildings, Panattoni, has submitted plans for a further single warehouse of 305,000 sq ft on the adjacent 14-acre plot.

The developer has submitted a reserved matters application for a warehouse of 291,239 sq ft, along with 13,864 sq ft of integrated three-storey offices and a security gatehouse.

The site occupies a prominent position adjacent to the A500, offering easy access to J16 of the M6.  Once built, the development will add £3m per year into the local economy and bring over 300 full-time jobs.
