The building has incorporated a 1.5MVA photovoltaic array covering the roof, a car park canopy and cycle shelter.

The peak electrical output from the solar panels is equal to the incoming supply, which means Fowler Welch will be able to operate fully from the power generated onsite. The Fowler Welch facility has also achieved a BREEAM rating of ‘Excellent’ and an EPC rating of ‘A+’.

The cutting edge internet retail facility has a 625,000 sq ft footprint. Three floors totalling 1.64 million sq ft accommodate Amazon’s extensive automation.

The building also features 66,000 sq ft of ground floor offices, plus 70,000 sq ft of welfare and amenity spaces. Planning was granted in August 2020, the first of 3,500 steel piles being driven a month later. In Q4 2021, practical completion was attained, and the building was immediately operational.

JD Sports has signed a 20-year lease for the facility, Derby 515, which is one of the largest single-unit speculative developments under construction in the UK.

With a BREEAM sustainability rating of ‘Very Good’ and an EPC rating of ‘A’, Derby 515 will have a 15m clear internal height, 56 dock doors and eight-level access doors, as well as parking for 185 trailers. It is expected to be completed in the fourth quarter of this year.

The building is part of Panattoni’s 900,000 sq ft development at Derby Commercial Park on Raynesway, two miles east of the city. The second unit at the park is Derby 370, which was let at the beginning of this year to Alloga UK on a 15-year lease term.

Crewe 305 has been built to a BREEAM rating of ‘Very Good’ and an EPC rating of ‘A’ with many sustainability features, such as low energy office lighting and 15% roof lights. It also has a 15m clear internal height, 27 dock doors, five level access doors, a 50m yard with parking for 49 HGVs and up to 1.5 MVa of power.

D B Schenker

The facility built for DB Schenker was produced with sustainability at the forefront. This was the first logistics operator in Poland to obtain BREEAM In-use certification for cross-docked facility.

Cutting energy consumption by more than half, reduce Co2 emissions by 230 tons a year and reduce power consumption by 60%.

Buy It Direct, one of the UK’s leading eCommerce retailers, intend to use the facility to meet the continued demand for online products from across the UK.

Alloga UK will use the Derby 370 unit as a further storage and distribution facility in line with its company strategy for growth and continued investment for the future.

Leasing Derby 370 will mean that Alloga, a specialist provider of supply chain solutions for healthcare manufacturers, will occupy in total 1.78million sq ft of warehouse space. Derby 370 benefitted from an extensive 85m secure yard, 15m clear internal height and 24 dock doors. BREEAM ‘Very Good’ standard and EPC ‘A’ rating.

Swan Housing Association

Basildon 117 was developed speculatively before a 15-year lease was agreed with Swan Housing Association, one of the UK’s leading modular home builders, Swan will make the unit its new headquarters, in addition to its existing, adjacent factory.

They will be using the new warehouse, through its NU living development subsidiary, to manufacture light gauge steel modular housing and will operate Unit 117 alongside Swan’s existing Cross Laminated Timber volumetric system delivered in its existing factory. Through this expanded capacity, NU living will eventually be capable of delivering over 1,000 modular homes each year.

Basildon 117 featured a BREEAM rating of ‘Very Good’ standard and EPC ‘A’ rating.

Following a very intensive fit out the building was brought into operation to allow distribution of goods for Christmas of 2020. In early 2021 the main fit out will be completed and see this fulfilment centre come in to full operation in the summer of that year. The facility will help serve the Midlands Region.

At the time, it was the largest new speculative development to be let in the UK.

Panattoni developed a 615,000 sq ft – 18m high cross-docked warehouse on behalf of Sainsbury’s. The first phase saw the demolition and redevelopment of a 1960s warehouse. Additional land was purchased next door to allow the development to be completed providing Sainsbury’s with a new regional distribution centre servicing the Heartlands and South-west regions.

The facility was developed on a turnkey basis and included the installation of cold store, racking, heating, lighting and sprinkler systems. The warehouse was designed to achieve BREEAM ‘Excellent’ status and an EPC ‘A’ rating.

The Co-op

A national distribution centre for the Co-operative Group was developed on the M1 at J28 near to Mansfield by Panattoni, securing up to 900 jobs in the area.

The 480,000 sq ft facility comprises both ambient and chilled storage. It includes 41,000 sq ft of office space, along with 36,000 sq ft of ancillary accommodation.

The facility is able to service 529 regional stores with a capacity to handle 68 million cases of groceries a year. The warehouse was designed to achieve BREEAM ‘Excellent’ standards.

NWF Group

Crewe 240 was developed speculatively by Panattoni at Crewe Commercial Park.

It was let shortly after practical completion to the NWF Group Plc, a specialist distributor of fuel, food and animal feed across the UK.

The building is occupied by Boughey Distribution Ltd a subsidiary of NWF, allowing them to support their rapidly expanding business.

The facility development for global leader DHL Express logistics is located at the Brno Airport complex, which has a number of Panattoni developments.

The development allows DHL to be closer to their clients and support a quicker service.

Nagel Group

The build to suit facility for the Nagel Group features modern structural and technological solutions. Due to the conditions required in storing food products, bespoke technological solutions were installed in the facilities, i.e. thermal insulation and cooling systems. Additionally, the warehouse section with storage racks has a non-standard clear height of 11.5m, whereas the standard height is 10m.

Stanley Black & Decker

A bespoke national logistics hub was built by Panattoni for Stanley Black & Decker, the world’s largest tool, storage and security systems company.

The build-to-suit project totalled over 260,000 sq ft and included 20,000 sq ft of air-conditioned Grade A office space. It benefits from an EPC ‘A’ rating and was built to BREEAM ‘Very Good’ standards. The project involved fully integrated fit-out works which included heating, LED lighting, sprinkler systems, fire alarms and data.

Marks & Spencer

A brand-new national flagship e-commerce centre was delivered for Marks & Spencer by Panattoni.

The bespoke built development includes mezzanine flooring and helped create around 1,000 jobs in the process. The original planning permission restricted the building height to 18m, Panattoni made a subsequent application and gained consent for this to stand at 28m.

The building has been certified as ‘carbon neutral’, has been accredited with an EPC ‘A’ rating and has also received a BREEAM Excellent status.

Given the special emphasis placed by BSH on environmental protection and environment-friendly logistics solutions, the investment has its own railway siding, so that the majority of production earmarked for exports is transported by rail. That is why the developer has built a railway station inside the facility with a platform running the entire length of the building (590 m). This scheme was built at the existing Bombardier Transportation factory in Wroclaw, next the existing manufacturing plant – one of the oldest rolling stock factories in Europe.

The build to suit facility is divided into two main sections; manufacturing and technical space takes up 212,210 sq ft, while office, social and technical rooms have been arranged on approx. 18,460 sq ft.

Tesco

This Tesco build to suit remains the biggest investment in the industrial property market in Poland. A range of modern technological solutions aimed at energy saving were used in the building, such as enhanced wall insulation and the roof being 15% glazed, which lets natural daylight into the warehouse and eliminates the need to use electricity non-stop. The facility is surrounded by a supreme road infrastructure with high-resistance concrete slabs.

This bespoke distribution warehouse for Amazon was built with sustainability being an important factor. This included measures to reduce light pollution, and water use and careful landscaping to reduce visual impact and preserve biodiversity. Whilst under construction, Panattoni also carried out upgrades to road infrastructure, including two new motorway access roads.

Fitting largest solar roof in the UK for M&S at EMDC​

Panattoni’s team developed the 900,000 sq ft solar array at the Marks & Spencer’s distribution centre in Derbyshire, making this the biggest in Europe at the time of installation. The array will generate over 5,000MWh of electricity per year and reduce the building’s carbon footprint by 48,000 tonnes over 20 years. The array provides almost 25% of the energy the distribution centre needs, making it nearly self-sufficient during daytime operations.

The Marks & Spencer distribution centre also has a solar wall that allows the building to passively regulate its own internal temperature, and the enabling work included 92,000 tonnes of concrete broken out and recycled on site.

These measures earned the building a carbon neutral certificate and BREEAM ‘Excellent’ accreditation.

Delivery of Energy Park in Kettering, UK

The extension to the existing Burton Wold Wind Farm involved the installation of nine GE 1.6MW turbines, the most efficient available when commissioned, to create a new 14.4MW wind farm at the site.

The wind farm saves an average of 12,831 tonnes of CO2 each year. In its remaining 15 years of life it is expected to save another 201,000 tonnes of CO2.

As part of this project, leading members of the team also designed a prototype for local energy generation that linked renewable energy technologies, local businesses and the local community in a virtuous circle of production and consumption.

Melissa works within the Finance and Accounts department at Panattoni in the UK. Her responsibilities range from facilitating payments for the development projects in the UK, assisting with accounting activities of all invoice reports and expenses from the UK teams. Prior to joining Panattoni, Melissa achieved a First Class BA Honours from Queen Mary University of London in History as well as a Masters in Law.

Faye works within Panattoni’s London Business Support team, where her role revolves around a robust administrative skill set. She ensures consistent organisation within the London office and team. Faye’s great attention to detail, contributes to the smooth operation of day-to-day activities, maintaining a well-ordered and efficient work environment. As well as this she consistently manages corporate schedules and coordinating essential tasks for all areas of the Panattoni team.

Jordan Madden-Nadeau

Financial Accountant

Jordan serves as a Financial Accountant for Panattoni. He is responsible for the accounting operations within the UK and for its projects, with a particular emphasis on ensuring tax compliance and facilitating with the audit process. A qualified member of the Association of Chartered Certified Accountants (ACCA), he brings over five years of experience in the property industry to his role.

Grace works within Panattoni’s London Business Support team and plays a pivotal role in ensuring the company’s seamless operations.
Working closely with the team, she contributes to the efficient functioning of the London office while offering administrative support to various members of the business. Harriet Wing

Marketing & Events Manager

Harriet is the Marketing and Events Manager at Panattoni, she is responsible for co-ordinating all events at Panattoni UK. Harriet’s impeccable organisation skills are integral to making all Panattoni events as seamless as possible. Harriet works very closely with the marketing team overseeing the consistency of Panattoni’s core values and brand positioning and that they are upheld throughout Panattoni’s messaging.

Francesca Linnitt

Head of UK Marketing

Francesca is Head of Marketing for Panattoni in the UK and is responsible for developing the corporate profile and executing marketing strategies for all the UK projects. Francesca’s role includes managing the external communications for Panattoni and bringing new and innovative marketing ideas to fruition. Francesca works closely with the Panattoni European marketing team to ensure a seamless brand across Europe and has brought many new ideas into the business.

Josh Butler

Senior Project Manager

Josh is an experienced project manager at Panattoni with over 15 years’ experience in the industry, he has delivered large scale speculative and build to suit projects across the whole of the UK. Josh has been heavily involved in large site remediation schemes over the course of his career and is from an engineering background. Josh has an extensive knowledge and expertise’s of onsite delivery.

Stephen Vickers

Commercial Delivery Director

Stephen manages the commercial delivery of our developments on a national basis and works within the project management team to deliver the high complex construction projects. He has spent more than 30 years in the industrial and logistics sectors, delivering a wide range of developments in the UK and Europe. He also has a vast knowledge of delivering sustainably accredited facilities, working with BREEAM, ESG, Net Zero and GRESB frameworks.

Owen Follett

Project Delivery Director

Owen has an impressive track record in the delivery of large scale build-to-suit projects with a particular emphasis on the delivery of industrial facilities for global automotive, aerospace and e-commerce occupiers. He has been responsible for the development of over 20m sq ft of new build industrial space in the UK and internationally. Projects include new automotive plants, aerospace manufacturing facilities, research and development centres and multi-modal logistics developments. Owen now works with the development team on a national basis in the delivery of highly complex construction and infrastructure projects.

Mark is a highly experienced delivery Director with over 20 years-experience in the industry, he has delivered both speculative and build-to-suit projects for a broad cross section of clients, ranging from aviation to manufacturing. Simon Willgress

Simon is an experienced member of the Panattoni project management team, and has extensive client side experience in the logistics sector, having spent 13 years working within leading FTSE 100 companies. Simon is responsible for all the technical due diligence and implementation of the development programme on his projects and brings highly valuable experience of automated warehouse developments. Simon is particularly interested in low carbon design development.

Ian Anderson

Ian is a highly regarded and experienced Head of Project Management, with responsibility for procuring Panattoni’s land acquisition, build-to-suit and speculative build programme. Ian combines his practical and commercial approach, with a keen eye for detail, ensuring that all projects are delivered to the highest standard. Ian has particular expertise in the negotiation and contract tender for large scale industrial buildings, with a background in structural engineering. In the last 18 years, Ian has gained considerable experience and market knowledge in the industry.

Tanya is responsible for providing operational support to the Capital Markets team in the UK. Tanya assists with the formulation of capital and financing solutions and helps to maintain investor relationships. Tanya has 20 years in operational support which offers a wide skill set that allows her to assist the capital markets team in smooth operations and client management.

Tom Watkins

UK Capital Markets

Tom is an integral part of the UK Capital Markets team and works closely with Nick Cripps, providing financial assistance and analysis. At Panattoni Tom’s role includes the preparation of financial appraisals for acquisitions, preparing investment documents for Panattoni’s capital partners and consolidating Investment Committee Reports for Panattoni’s internal approval process. Tom is a member of the Royal Institute of Chartered Surveyors (MRICS).

Oliver Winchcombe

Head of Portfolio Management and ESG

Oliver manages the property and asset management of the UK portfolio, working closely with the project management and finance teams. He is an experienced property manager, having spent many years with specialist property management consultancy firms, and working on behalf of large institutional funds. He is also a member of the Royal Institution of Chartered Surveyors (MRICS).

Indy Gill

Financial Controller

Indy is the Financial Controller for Panattoni in the UK. He is responsible for the accounting activities of Panattoni and its development projects in the UK, with a focus on consulting with external auditors and tax advisors. Indy is a member of the Association of Chartered Certified Accountants (ACCA) with many years of experience in the property industry.

Nick is responsible for heading up the Capital Markets team in the UK, with responsibility for the capitalisation of projects across the UK and Europe. He forms part of the Global Capital Markets network and works closely with Panattoni’s European operating platform helping originate and structure capital solutions and manage global and Pan-European investor relationships.

Oliver is the Finance Director for Panattoni in the UK, overseeing the company’s financial strategies and is responsible for all financial aspects of the UK business including structuring, debt finance, deploying capital allocations, he also works closely with Panattoni’s European finance platform. Oliver has a wealth of experience in real estate finance having spent over 20 years in various treasury and accounting roles and been involved in over £7 billion of financing deals in both public and private debt markets. He is a fellow of the Association of Chartered Certified Accountants (FCCA).

Matthew is Managing Director of Panattoni, representing the UK on both the European and Global Investment Committees that guide the strategies and day to day operations of the business.
