Panattoni, the world’s largest privately owned industrial developer, has been granted permission to deliver 1.9 million sq ft of high-quality warehousing and distribution space in Kent to serve London and the South East.

The 90 acre site, previously home to Aylesford Newsprint and close to Junction 4 of the M20, is expected to be fully developed and occupied by 2024.

In what will be the company’s largest UK development to date, Panattoni Park Aylesford is a £180m investment in high quality sustainable industrial development, infrastructure, parking, landscaping and access, including a new £7m link road.

With the outline permission secured, Panattoni can build a single unit up to 1.2 million sq ft, alongside other units, with the remaining space built to suit the specific needs of the tenants, and subject to a detailed planning application.

The development has been designed to secure the 10% biodiversity net gain required by Government. Each building will have a supertight envelope and utilise air source heat pumps, photovoltaic panels, roof lighting and energy efficient building materials.

Work is expected to get under way this spring. Panattoni’s first priority will be to deliver the new link road, which will serve the park, improve the local transport network and reduce congestion between Junctions 4 and 5 of the M20.

Tonbridge & Malling Borough Council approved Panattoni’s plans for the redevelopment of the site next to the River Medway, which has stood vacant since 2015.

Panattoni was advised during the planning process by Barton Willmore, transport consultants Vectos, PA Connect, and PR consultants Maxim.

Panattoni to deliver largest distribution centre for TK Maxx

The 658,051 sq ft distribution centre will be located in Sulechów, Western Poland. This facility will help to supply products to TK Maxx shops in Poland, Germany, Austria and the Netherlands.

Tailor-made project. On 57 acres of land Panattoni will execute a strategic investment for TJX Europe. It will be a processing centre supporting to supply products in Poland, Germany, Austria and the Netherlands. The BTS facility of 358,051 sq ft – of which 60,751 sq ft will be occupied by rooms for personnel and offices – is being built in Western Poland, in Sulechów – 13 miles from Zielona Góra. The investment will be ready by autumnwinter 20222023. It will include an attractive new landscaped area, be self-contained with full security fence. The Sulechów facility will be the company’s sixth distribution centre in Europe.

Panattoni, the largest industrial developer in Europe, is set to start work on the second phase of its 1.6 million sq ft industrial park in Northampton.

Panattoni Park Northampton is already the home to three former Panattoni buildings and will see further units delivered at 250,000 sq ft, 380,000 sq ft and 430,000 sq ft, totalling over another 1 million sq ft at the park.

The second phase of development at the Park comes after Panattoni successfully speculatively developed and let 625,000 sq ft of space to Eddie Stobart Logistics.

Winvic Construction Ltd have begun construction on the three new spec units will be developed over two phases, the first being units 250,000 sq ft and 430,000 sq ft with steels emerging in the coming weeks. Finally, the 380,000 sq ft which will commence later in 2021.

Each will benefit from the same prominent location based on junction 16 of the M1 motorway, which will see tens of thousands of cars pass the occupiers’ logos each day.

All three units will be built to 15m clear internal height and benefit from 50m yards.

Northampton sits in the so-called ‘logistics golden triangle’, considered to be the UK’s most strategically important location for distribution. Panattoni Park Northampton is only 20 miles from the M6 and A14.

The completed buildings will be built to a BREEAM rating of ‘Excellent’ and have an ‘A+’ EPC rating. Local services have been improved on site as part of the development, with the Red Lion Truck Stop parking area being expanded to accommodate more vehicles, as well as an HGV filling station being added to the existing set of pumps. The section 278 road that leads to the truck stop and main development has also been improved to give better access to the motorway. Once fully occupied, the development could support over 1000 jobs.

Panattoni, the largest industrial developer in Europe, is underway with its second speculative development at Crewe set for completion in Autumn 2021. 

Winvic Construction have been appointed main contractor to develop the 305,000 sq ft speculative unit and will be starting works on site imminently.  Panattoni’s first development on the Park, a 240,000 sq ft speculatively developed warehouse, was let to NWF Group Plc last year for a 12-year term.   

Once built, the site is expected to provide around 300 full time equivalent (FTE) jobs, in addition there will be over 70 during the construction phase. The development will add £3 million each year into Crewe’s local economy. 

Crewe 305 will be one of the biggest speculatively developed building in the town for over a decade. It will be built to BREEAM rating of ‘Very Good’ and an EPC rating of ‘A’, along with sustainability features such as low energy office lighting and 15% roof lights. It will also have 15m clear internal height, 27 dock doors, five level access doors and a 50m yard with parking for 49 HGVs. It will also have 13,864 sq ft of office space and parking for 213 cars and up to 1.5 MVA of power.

Crewe Commercial Park is a significant and established logistics development situated on the A500 dual carriage way, just five minutes’ drive to junction 16 of the M6. The West Coast Mainline runs alongside the site as it approaches Crewe station. Earlier this month, it was confirmed that HS2 will extend to Crewe, transforming connectivity in the region.

Panattoni – the greenest industrial developer in Europe

Panattoni, the European market leader for green and environmentally friendly industrial real estate, has summarised its activities in the field of sustainable development.

In 2020 alone, the company obtained green certificates for 28 million sq ft of its developments as well as a BREEAM ‘Outstanding’ rating for one park with a score that makes it the greenest industrial building in the world. Panattoni’s portfolio also includes facilities with BREEAM ‘Excellent’ and ‘Very Good’ certificates as well as DGNB at the ‘Silver’ level. The developer is now taking its latest steps in this area, including introducing energy from renewable sources (RES) to its buildings and upgrading them to BREEAM certification at the ‘Excellent’ level.

A year of excellence. Panattoni has entered 2021 with great optimism, fuelled by the company’s recent achievements in the field of sustainable development. In the last year alone, the developer increased the amount of its certified space by 28 million sq ft and now has as much as 50 million sq ft of space covered by green certificates. The most spectacular example of this is the BREEAM ‘Outstanding’ certification for its Panattoni Park Cheb South project in the Czech Republic, which scored a record 90.65% and was also added to BRE’s short list for the BREEAM Awards 2021. Moreover, the developer’s Czech division successfully applied for BREEAM ‘Excellent’ for Panattoni Park Stříbro, Panattoni Park Cheb and Panattoni Park Brno Airport. Panattoni’s green policy is now being implemented across all the markets in which it is present. The company achieved its most spectacular results in terms of the amount of its green space in Poland, obtaining BREEAM certification for facilities with a total area of 17 million sq ft, of which as much as half a million has achieved a rating of ‘Very Good’. It was also a similar story in Germany, where as much as 6,458,346 sq ft has now received DGNB certification at the ‘Gold’ level and four projects have green roofs. In the UK, Panattoni is introducing photovoltaics on a large scale as well as switching to the use of wind farms and limiting the use of concrete in the construction of its halls.

Robert Dobrzycki, the CEO of Panattoni, gives us his own summary of the company’s recent achievements: “Last year was a crazy time for us, one of revolutionary changes. It saw the launch of our innovative Go Earthwise with Panattoni concept, which introduced a new standard to our facilities, including new glass façades for the office sections, chargers for electric cars, the introduction of substantial amounts of greenery, new designs for the fittings in such areas as the relaxation zones, bicycle shelters and bus stops. We also joined the PLGBC and, ultimately, added 28 million sq ft of certified space. A lot has happened, but we will use all of this as environmentally friendly fuel to drive our business on this year – even more intensively than in 2020.”

Panattoni quickens its pace and expands its activities. From 2021 onwards, the developer is to focus on renewable energy sources and reducing the use of primary energy. As Emilia Dębowska, the Sustainability Manager of Panattoni, explains: “We have entered into cooperation with energy suppliers who provide 100% renewable energy. This will be used to run parks in a dozen or so locations – initially those we have in Silesia and Warsaw.” At the end of the first wave of these changes, Panattoni will be managing RES facilities with a total area of approx. 16 million sq ft. Additionally, a new standard of ventilation controlled by CO2 sensors is to be introduced, in order to achieve the company’s targets for reducing primary energy. Measures aimed at optimising water consumption will also be regularly introduced, such as the introduction of retention systems. But the company is not stopping there. “As the saying goes, if you want to change the world, first start with yourself. We plan to certify selected facilities at the BREEAM ‘Excellent’ level – and are already applying for this in Silesia, Warsaw and Central Poland. We are also looking at other environmental certifications,” adds Emilia Dębowska.

Go Earthwise with Panattoni is the developer’s long term sustainable development strategy, according to which each park is to be BREEAM certified to least at the ‘Very Good’ level. And Panattoni is also aiming even higher than this. As a result, future facilities are to meet even more stringent requirements in terms of environmental and climate protection as well as when it comes to caring for the local community. The green policy of the company includes, among other measures, aiming for 50% savings in terms of energy consumption and reducing power usage to 60%, while achieving drinking water savings of 6,000 litres per day for a facility with an area of 215,278 sq ft as well as a recycling rate of 90%. At the heart of the entire concept is a new standard of building façade, the development work on which started in autumn 2019. The company has now come up with a new aluminium and glass façade design for the office sections of its facilities, which, combined with a new concept for the surrounding greenery, including flower meadows, hives and invertebrate houses, allows for the development of buildings that are much more environmentally and user-friendly.

Panattoni, Europe’s largest developer of logistic facilities, has leased one of its speculatively developed warehouses to Alloga UK.

Panattoni has secured the specialist healthcare logistics company to lease its 370,942 sq ft speculative warehouse and distribution centre on Derby Commercial Park.

Alloga UK will use the Derby 370 unit as a further storage and distribution facility in line with its company strategy for growth and continued investment for the future. Fit-out is set to be completed by mid 2021.

Leasing Derby 370 will mean that Alloga, a specialist provider of supply chain solutions for healthcare manufacturers, will occupy in total 1.78million sq ft of warehouse space.

 Andrew Preston, Development Manager at Panattoni said: “We are delighted to have secured a letting to Alloga UK, which is further proof of the continued occupational demand for well-located, speculatively built warehousing.

“We believe this facility will serve them well as it is located in one of the UK’s most advantageous transport locations and will help them achieve their long-term growth strategy,” he said.

Aberdeen Standard Investments (ASI) on behalf of South Yorkshire Pension Authority have acquired Panattoni Basildon 117 building in £23m deal

Panattoni, the largest speculative developer of logistics property in the UK, has sold Basildon 117 in a multi-million-pound deal to asset management giant Aberdeen Standard Investments.

The speculative development, which was completed in Q4 2019, was the largest to be built within Basildon in over a decade. Last year saw Swan Housing, one of the UK’s leading modular home builders secure a 15-year lease on the property. They will be making the unit its new headquarters in addition to its existing, adjacent factory, also owned by Aberdeen Standard Investments.

The sale of the 117,000 sq ft unit, which completed in January 2021, was sold to Aberdeen Standard Investments in a £23.3 million deal to the investment firm, reflecting a net initial yield of 4.3%.

We were thrilled when Swan Homes decided to lease this development on a long-term basis to support the growth of their business. Panattoni, the largest industrial developer in Europe, has now broken ground on a new 360,000 sq ft logistics scheme in Bolton and has already secured its first pre-let to Hermes, one of the UK’s largest consumer delivery companies.

The 21.7 acre brownfield site, to be known as Panattoni Park Bolton, is situated off Great Bank Road on the popular Wingates Industrial Estate, a four-minute drive from Junction 6 of the M61 and seven miles from the M61 / M62 interchange.

TSL Projects have already begun work on the site which will include an 80,000 sq ft bespoke parcel delivery warehouse for Hermes UK and the speculative development of a single distribution unit of 280,698 sq ft, which will benefit from 15-metre eaves, two generous yards and a range of sustainable features. The building will be built to a BREEAM rating of ‘Very Good’ and an EPC rating of ‘A’. Both units will be completed by June 2021, allowing Hermes to be fully operational well ahead of the traditional Christmas peak.

Nick will be responsible for the capitalisation of projects across the UK and Europe and will form an integral part of Panattoni’s Global Capital network.

Delivering the UK’s largest warehouse for the world’s biggest online retailer

Panattoni is delivering a 2.3 million sq ft logistics centre in Swindon for a major internet retailer which will be the biggest single-asset logistics letting, and funding deal, ever negotiated in the UK.

The building in Swindon occupies a 68-acre site with dual carriageway access five minutes north of the M4 J15.

With a footprint of 625,000 sq ft, the building includes three internal, multi-level structural floors totalling 1,642,000 sq ft, 66,000 sq ft of offices on the ground floor and a further 70,000 sq ft of amenity areas.

Planning was awarded in August 2020 and the first of 3,500 steel piles were driven a month later. Practical Completion of the BREEAM Excellent rated facility is due Q4 2021.

A spokesman from Panattoni said: “The tenant requires the facility to be operational in Q4 2021, to achieve this demands a highly accelerated programme and complex phasing to facilitate fit-out of the MHE.

When we acquired the site it already benefited from an outline consent, by bringing forward a separate Reserve Matters application we were able to implement works to construct the development plateau and 45 acres of structural landscaping, wetland and ecological habitat concurrent with the detailed planning application, thereby saving several weeks on over-all duration.”

This deal follows on from Panattoni completing the biggest deal in continental Europe for the same client, at Gliwice in Poland. The Gliwice building is also 2.3 million sq ft, spread over four storeys, and boasts one of the most advance fit outs in Europe.

Panattoni is this internet retailer’s largest delivery provider in Europe, and currently have globally around 60 – 70 transactions with this party.

The need for buildings on the scale of these giants is only going to grow, driven by the demands of online retail. Panattoni are uniquely placed to meet the need for such buildings across Europe and in the UK, with development opportunities in strategic locations across the country, most, like Swindon, with the necessary planning in place to respond quickly to occupier demand.

The spokesman added: “The selection of these locations is key to attracting major international businesses, including the biggest retail brands. We acquire sites that offer easy access to the trunk road network and are easy to reach for locally recruited employees. This gives occupiers the strategic reach required for an RDC or NDC while making it easy to recruit the right people.
