Panattoni, the largest developer in Europe, has, for the fifth year in a row, taken first place in PropertyEU magazine’s Top Logistics Developers ranking.

In 2018–2020, the company delivered 69 million sq ft of warehouse and industrial space to the market. Panattoni owes its strong position to its expert anticipation of market trends and its rapid response to the economic turmoil brought about by the pandemic.

 

 

Panattoni has topped PropertyEU’s ranking to secure the title of Top Logistics Developer. The survey ranks the largest European developers according to the amount of warehouse space they build. This year’s list covers the period from 2018 to 2020. During this time, Panattoni delivered to the European markets as much as 69 million sq ft.

Robert Dobrzycki, the CEO of Panattoni, said: “Earning the title of the largest developer in Europe for the fifth year in a row shows that our company has clearly been strengthening its position on the European market. “A major part in this has been played by the growth of e-commerce, which the Covid-19 pandemic has accelerated even further. Automated centres built for this sector already account for 35% of all our projects. The number of ‘last mile’ city parks we have developed in Germany, the UK and Poland is also growing,” he said.

“Around 25% of all our projects are highly technologically advanced production facilities. Panattoni specialises in the construction of this type of facility, tailored for a specific client. The disruption to supply chains caused by the pandemic has been leading many companies to consider relocating their manufacturing businesses or parts of them to Europe to be closer to their customers. The Central European markets in which we operate can only benefit from this.”

Panattoni, Europe’s largest developer of logistics facilities, has leased its East Midlands Distribution Centre building to Buy It Direct Group.

Panattoni has announced that the new lease has been signed for its 523,404 sq ft distribution centre situated in one of the most strategic logistics locations in the Midlands, which neighbours the 1 million sq ft Marks and Spencer DC. The site is located off J24a M1 and within 5 miles of both East Midlands Airport and the new Maritime Freight terminal.

The cross-dock facility, known as EMDC 525, comprises a giant 492,000 sq ft warehouse space, 18-metre eaves and two 50m yards. The building has been awarded a BREEAM rating of ‘Very Good and EPC rating of ‘A20’. The building demonstrates Panattoni continuous commitment to sustainability. This has been achieved by electric vehicle charging points, bicycle shelters and safe access for pedestrians to use sustainable transport. The building features 15% roof lights, LED censored lighting and sub-metering on energy use.

Buy It Direct, one of the UK’s leading eCommerce retailers, have immediately commenced with their fit out with the aim to start dispatching goods by the end of summer. They intend to use the facility to meet the continued demand for online products from across the UK.

Panattoni acquires key M3 corridor site, south east of London

Panattoni, the largest developer in Europe, has completed the purchase of a development on the M3 corridor near to Farnborough, south east of London.

Panattoni Farnborough 170 is the latest addition to the developer’s portfolio, having recently announced its commitment to three million sq ft of speculative builds in the UK this year.

The prime positioning of this 8.33 acre site, which will accommodate for a building of 168,241 sq ft within an established logistics location (previously the Benthalls Warehouse), means it will offer the occupier a rare opportunity for those looking to serve Europe’s largest consumer market.

Panattoni Farnborough 170 is strategically located to the south east of London and is adjacent to J4 of the M3 at Farnborough. Just a 15 minutes’ drive to J12 of the M25, it has 15.6 million consumers within a 90-minute drive time. More than 60% of the UK is accessible within a 4.5 hours HGV drive time. It also sits within the top tier of locations, allowing delivery companies to reach millions of customers the same day.

Demolition of the old Benthalls unit is due to take place this month, with the building ready in Q3 of 2021. Completed the facility could generate over 170 employment opportunities.

Panattoni purchases Honda’s 370 acre Swindon Plant in the UK

Honda has today announced it has entered into a contract for sale of its Swindon site. Originally purchased by the Japanese car manufacturer in 1985, the site has been sold to Panattoni, Europe’s largest developer of new build industrial and logistics facilities.

In 2019, Honda Motor announced a restructuring of its global automobile manufacturing operations, which included the cessation of production at the UK plant in July 2021, at the end of the current model cycle of the Civic Hatchback. Following the closure announcement, Honda committed to leaving the site in a responsible way, with a sustainable legacy for Swindon.

Jason Smith, Director at Honda of the UK Manufacturing, said: “We are pleased to have identified a capable new owner of the site. From our engagement with Panattoni and initial discussions with Swindon Borough Council, we are confident that the new owner can bring the development forward in a commercially timely fashion and generate exciting prospects for Swindon and the wider community.”

Following the end of production on 30 July 2021, Honda will immediately commence the decommissioning of the Swindon site. The site is anticipated to be legally handed over in Spring 2022, and once the necessary consents have been obtained, Panattoni  will start regeneration and redevelopment shortly thereafter.

James Watson, Development Director for Panattoni, said: “Panattoni is committing to invest over £700 million into the site to attract new employers and provide for existing businesses looking to expand in Swindon. We will be working very closely with Honda and Swindon Borough Council, along with the community and its representatives to regenerate the site.”

We already have a strong working relationship with Panattoni following their recent development of the adjacent site, Symmetry Park, and look forward to working with them over the next year. We understand that Honda’s key aim was to identify a responsible new owner and I believe today’s announcement demonstrates that.”

As part of its continued efforts to leave a positive legacy in the local community, Honda will assess opportunities for small sections at the edge of the site that are not required for Panattoni’s development to be utilised by the neighbouring communities.

Panattoni will now commence all necessary planning work with Swindon Borough Council, with support from Honda.

Panattoni, the largest developer in Europe, has committed to speculatively develop 515,000 sq ft in Derby, at the heart of the UK’s major road and motorway network.

The developer is advancing its building portfolio with construction beginning on the site this month for the Derby 515 warehouse. At 514,193 sq ft, it is set to be one of the largest single-unit speculative developments under construction in the country, ahead of the Panattoni Wakefield development of 512,850 sq ft.

The building is part of Panattoni’s 900,000 sq ft development at Derby Commercial Park, on Raynesway, two miles east of the city. It is already home to the speculatively built Derby 370 unit, which has recently been let to Alloga UK on a 15-year lease term.

Derby 515 is expected to complete Q4 2021, with the potential for circa 500 jobs to be created.

The building will have 15m clear internal height, 56 dock doors and 8 level access doors, as well as parking for 185 trailers. It will be built to BREEAM ‘Very Good’ and EPC ‘A’ ratings.

Panattoni has also announced a new design to their portfolio which enables the buildings to be split to accommodate two operations. Derby 515 has been designed with a flexible envelope to accommodate a cross-split option, allowing the building to be sub-divided down its length for two occupiers. The cross-split will form two self-contained units of 226,497 sq ft and 287,416 sq ft. Each would have 28 dock doors, 4 level access doors, a secure self-contained yard, a car park and own gatehouse.

Andy Preston, Development Manager for Panattoni Derby 515 said: “The new warehouse will be built to our normal high specifications offering flexibility and energy cost savings to occupiers. This will be one of the largest single-unit spec builds in the country and will benefit from being in one of the UK’s centres for advanced manufacturing and logistics.”

Kuehne + Nagel’s decision to locate a 632,000 sq ft logistics unit for Drinkflow Logistics for Heineken and the 250,000 sq ft XPO logistics unit for Ted Baker at this location underpins the area’s importance as one of the Midlands’ leading logistics locations.

Other big-name occupiers in the area include Rolls-Royce and Bombardier, and many of their key suppliers.

Derby Commercial Park is 11 miles from East Midlands Airport, the UK’s  second largest cargo airport, and within easy HGV reach of East Midlands Maritime, DIRFT and Hams Hall rail freight terminals and ports from Liverpool in the North West, Felixstowe on the East coast, London Gateway and Southampton.

Occupiers will have access to a large workforce experienced in logistics and transport services, with almost 140,000 people living within a 15-minute drive of the site.

Panattoni secures permission for 1.9 million sq ft in the South East of England

Panattoni, the world’s largest privately owned industrial developer, has been granted permission to deliver 1.9 million sq ft of high-quality warehousing and distribution space in Kent to serve London and the South East.

The 90 acre site, previously home to Aylesford Newsprint and close to Junction 4 of the M20, is expected to be fully developed and occupied by 2024.

In what will be the company’s largest UK development to date, Panattoni Park Aylesford is a £180m investment in high quality sustainable industrial development, infrastructure, parking, landscaping and access, including a new £7m link road.

With the outline permission secured, Panattoni can build a single unit up to 1.2 million sq ft, alongside other units, with the remaining space built to suit the specific needs of the tenants, and subject to a detailed planning application.

The development has been designed to secure the 10% biodiversity net gain required by Government. Each building will have a supertight envelope and utilise air source heat pumps, photovoltaic panels, roof lighting and energy efficient building materials.

Work is expected to get under way this spring. Panattoni’s first priority will be to deliver the new link road, which will serve the park, improve the local transport network and reduce congestion between Junctions 4 and 5 of the M20.

The 658,051 sq ft distribution centre will be located in Sulechów, Western Poland. This facility will help to supply products to TK Maxx shops in Poland, Germany, Austria and the Netherlands.

Tailor-made project. On 57 acres of land Panattoni will execute a strategic investment for TJX Europe. It will be a processing centre supporting to supply products in Poland, Germany, Austria and the Netherlands. The BTS facility of 358,051 sq ft – of which 60,751 sq ft will be occupied by rooms for personnel and offices – is being built in Western Poland, in Sulechów – 13 miles from Zielona Góra. The investment will be ready by autumnwinter 20222023. It will include an attractive new landscaped area, be self-contained with full security fence. The Sulechów facility will be the company’s sixth distribution centre in Europe.

Panattoni, the largest industrial developer in Europe, is set to start work on the second phase of its 1.6 million sq ft industrial park in Northampton.

Panattoni Park Northampton is already the home to three former Panattoni buildings and will see further units delivered at 250,000 sq ft, 380,000 sq ft and 430,000 sq ft, totalling over another 1 million sq ft at the park.

The second phase of development at the Park comes after Panattoni successfully speculatively developed and let 625,000 sq ft of space to Eddie Stobart Logistics.

Winvic Construction Ltd have begun construction on the three new spec units will be developed over two phases, the first being units 250,000 sq ft and 430,000 sq ft with steels emerging in the coming weeks. Finally, the 380,000 sq ft which will commence later in 2021.

Each will benefit from the same prominent location based on junction 16 of the M1 motorway, which will see tens of thousands of cars pass the occupiers’ logos each day.

All three units will be built to 15m clear internal height and benefit from 50m yards.

Northampton sits in the so-called ‘logistics golden triangle’, considered to be the UK’s most strategically important location for distribution. Panattoni Park Northampton is only 20 miles from the M6 and A14.

The completed buildings will be built to a BREEAM rating of ‘Excellent’ and have an ‘A+’ EPC rating. Local services have been improved on site as part of the development, with the Red Lion Truck Stop parking area being expanded to accommodate more vehicles, as well as an HGV filling station being added to the existing set of pumps. The section 278 road that leads to the truck stop and main development has also been improved to give better access to the motorway. Once fully occupied, the development could support over 1000 jobs.

Panattoni, the largest industrial developer in Europe, is underway with its second speculative development at Crewe set for completion in Autumn 2021. 

Winvic Construction have been appointed main contractor to develop the 305,000 sq ft speculative unit and will be starting works on site imminently.  Panattoni’s first development on the Park, a 240,000 sq ft speculatively developed warehouse, was let to NWF Group Plc last year for a 12-year term.   

Once built, the site is expected to provide around 300 full time equivalent (FTE) jobs, in addition there will be over 70 during the construction phase. The development will add £3 million each year into Crewe’s local economy. 

Crewe 305 will be one of the biggest speculatively developed building in the town for over a decade. It will be built to BREEAM rating of ‘Very Good’ and an EPC rating of ‘A’, along with sustainability features such as low energy office lighting and 15% roof lights. It will also have 15m clear internal height, 27 dock doors, five level access doors and a 50m yard with parking for 49 HGVs. It will also have 13,864 sq ft of office space and parking for 213 cars and up to 1.5 MVA of power.

Crewe Commercial Park is a significant and established logistics development situated on the A500 dual carriage way, just five minutes’ drive to junction 16 of the M6. The West Coast Mainline runs alongside the site as it approaches Crewe station. Earlier this month, it was confirmed that HS2 will extend to Crewe, transforming connectivity in the region.

Panattoni, the European market leader for green and environmentally friendly industrial real estate, has summarised its activities in the field of sustainable development.

In 2020 alone, the company obtained green certificates for 28 million sq ft of its developments as well as a BREEAM ‘Outstanding’ rating for one park with a score that makes it the greenest industrial building in the world. Panattoni’s portfolio also includes facilities with BREEAM ‘Excellent’ and ‘Very Good’ certificates as well as DGNB at the ‘Silver’ level. The developer is now taking its latest steps in this area, including introducing energy from renewable sources (RES) to its buildings and upgrading them to BREEAM certification at the ‘Excellent’ level.

A year of excellence. Panattoni has entered 2021 with great optimism, fuelled by the company’s recent achievements in the field of sustainable development. In the last year alone, the developer increased the amount of its certified space by 28 million sq ft and now has as much as 50 million sq ft of space covered by green certificates. The most spectacular example of this is the BREEAM ‘Outstanding’ certification for its Panattoni Park Cheb South project in the Czech Republic, which scored a record 90.65% and was also added to BRE’s short list for the BREEAM Awards 2021. Moreover, the developer’s Czech division successfully applied for BREEAM ‘Excellent’ for Panattoni Park Stříbro, Panattoni Park Cheb and Panattoni Park Brno Airport. Panattoni’s green policy is now being implemented across all the markets in which it is present. The company achieved its most spectacular results in terms of the amount of its green space in Poland, obtaining BREEAM certification for facilities with a total area of 17 million sq ft, of which as much as half a million has achieved a rating of ‘Very Good’. It was also a similar story in Germany, where as much as 6,458,346 sq ft has now received DGNB certification at the ‘Gold’ level and four projects have green roofs. In the UK, Panattoni is introducing photovoltaics on a large scale as well as switching to the use of wind farms and limiting the use of concrete in the construction of its halls.

Robert Dobrzycki, the CEO of Panattoni, gives us his own summary of the company’s recent achievements: “Last year was a crazy time for us, one of revolutionary changes. It saw the launch of our innovative Go Earthwise with Panattoni concept, which introduced a new standard to our facilities, including new glass façades for the office sections, chargers for electric cars, the introduction of substantial amounts of greenery, new designs for the fittings in such areas as the relaxation zones, bicycle shelters and bus stops. We also joined the PLGBC and, ultimately, added 28 million sq ft of certified space. A lot has happened, but we will use all of this as environmentally friendly fuel to drive our business on this year – even more intensively than in 2020.”

Panattoni quickens its pace and expands its activities. From 2021 onwards, the developer is to focus on renewable energy sources and reducing the use of primary energy. As Emilia Dębowska, the Sustainability Manager of Panattoni, explains: “We have entered into cooperation with energy suppliers who provide 100% renewable energy. This will be used to run parks in a dozen or so locations – initially those we have in Silesia and Warsaw.” At the end of the first wave of these changes, Panattoni will be managing RES facilities with a total area of approx. 16 million sq ft. Additionally, a new standard of ventilation controlled by CO2 sensors is to be introduced, in order to achieve the company’s targets for reducing primary energy. Measures aimed at optimising water consumption will also be regularly introduced, such as the introduction of retention systems. But the company is not stopping there. “As the saying goes, if you want to change the world, first start with yourself. We plan to certify selected facilities at the BREEAM ‘Excellent’ level – and are already applying for this in Silesia, Warsaw and Central Poland. We are also looking at other environmental certifications,” adds Emilia Dębowska.

Go Earthwise with Panattoni is the developer’s long term sustainable development strategy, according to which each park is to be BREEAM certified to least at the ‘Very Good’ level. And Panattoni is also aiming even higher than this. As a result, future facilities are to meet even more stringent requirements in terms of environmental and climate protection as well as when it comes to caring for the local community. The green policy of the company includes, among other measures, aiming for 50% savings in terms of energy consumption and reducing power usage to 60%, while achieving drinking water savings of 6,000 litres per day for a facility with an area of 215,278 sq ft as well as a recycling rate of 90%. At the heart of the entire concept is a new standard of building façade, the development work on which started in autumn 2019. The company has now come up with a new aluminium and glass façade design for the office sections of its facilities, which, combined with a new concept for the surrounding greenery, including flower meadows, hives and invertebrate houses, allows for the development of buildings that are much more environmentally and user-friendly.
