Panattoni starts construction of 538,000 sq ft speculative logistics facility at Panattoni Park Coventry

Panattoni, the world’s largest privately owned industrial developer, has commenced speculative construction of a 538,193 sq ft logistics facility at Panattoni Park Coventry, located directly at Junction 3 of the M6 in the heart of the UK’s “Golden Triangle”.

The development represents one of the most significant speculative logistics schemes currently underway in the Midlands and is scheduled to reach practical completion in Q1 2027. The building will deliver high-specification, future-ready space in a location widely recognised as one of the UK’s most important distribution hubs. Panattoni Park Coventry is also located within an established logistics ecosystem, with major occupiers in the surrounding area including CEVA, DHL, Co-op, Parcelforce, and Halfords, reinforcing the strength of the location for large-scale distribution and supply chain operations.

Panattoni Park Coventry benefits from immediate access to the M6, with strong connectivity to the M1 and wider motorway network. The site is positioned to reach approximately 90 per cent of the UK population within a four-hour drive, supporting both national distribution and time-critical logistics operations. This development also responds to a well-documented shortage of large-scale, Grade A logistics buildings in the UK market, particularly in core Midlands locations. With very limited availability of units above 500,000 sq ft, occupiers are increasingly challenged by long lead times and development uncertainty when pursuing bespoke solutions. Speculative delivery helps address this imbalance by providing ready-to-occupy, high-quality space with greater certainty around timing and cost.

The facility has been designed to meet the evolving requirements of modern occupiers, with a 15 metre clear internal height, 55 metre yard depth, extensive dock and level access provision, and capacity for over 105,000 pallets of VNA racking. The scheme will also deliver 5.3MVA of power capacity – a significant provision for a unit of this scale, and one that positions the building well for occupiers with intensive power requirements, such as those operating automated storage and retrieval systems, electric vehicle fleets, and temperature-controlled logistics.

Sustainability and digital infrastructure are central to the scheme. The building will target BREEAM ‘Outstanding’ and EPC ‘A+’ ratings, alongside net zero carbon in construction. It is also targeting WiredScore ‘Platinum’ certification, a global standard recognising best-in-class digital connectivity and resilience, ensuring occupiers benefit from high-quality, reliable digital infrastructure to support increasingly automated and data-driven operations.

The decision to commence development speculatively reflects continued supply constraints for Grade A logistics space of this scale in prime Midlands locations, particularly along the M1 and M6.
