Panattoni breaks ground on 205,000 sq ft speculative logistics park in Bognor Regis

Panattoni, the world’s largest privately owned industrial developer, has started construction of Panattoni Park Bognor Regis, a speculative industrial and logistics development totalling 205,000 sq ft across three Grade A units in one of the South Coast’s most undersupplied industrial markets. The development is scheduled for completion in Q2 2027.

Located on Newlands Road, adjacent to the A29 dual carriageway, Panattoni Park Bognor Regis will comprise three high-quality warehouse and industrial units of 31,698 sq ft, 60,039 sq ft and 113,055 sq ft. The two largest units can also be combined to create a single 173,093 sq ft facility, providing flexibility for a wide range of occupiers.

The scheme is strategically positioned to serve both regional and national supply chains, with direct access to the A27 and excellent connectivity to Portsmouth, Southampton, Brighton and Gatwick Airport. More than 3.8 million unique addresses are located within 50 miles of the development, making it an attractive location for logistics, manufacturing and engineering businesses.

Panattoni Park Bognor Regis has been designed to meet the highest sustainability standards, targeting BREEAM ‘Excellent’, EPC A ratings for both offices and warehouses, and Net Zero Carbon in construction. The development will include roof-mounted solar PV, EV charging infrastructure, rainwater harvesting, enhanced insulation and energy-efficient building systems to help occupiers reduce operational costs and improve environmental performance.

The park is also well positioned within an established industrial location, joining occupiers including Amazon, Rolls-Royce, Warburtons, JCB and other major manufacturers and logistics businesses already operating in the area.

David McGougan, Senior Development Director: South Coast at Panattoni, said:

“We’re delighted to have started construction at Panattoni Park Bognor Regis and to be bringing much-needed Grade A industrial and logistics space to one of the South Coast’s most undersupplied markets.

There is very limited availability of modern, sustainable industrial accommodation across West Sussex, while occupier demand continues to remain strong. This development will provide businesses with high-quality, future-ready space in an exceptional location, helping companies grow while benefitting from lower operating costs and market-leading sustainability credentials.

Bognor Regis has established itself as an important engineering, manufacturing, defence and distribution location, and we’re confident Panattoni Park Bognor Regis will play a key role in supporting the region’s continued economic growth.”

Panattoni Park Bognor Regis will offer 12.5-metre clear internal heights, generous yard depths, dock and level access loading doors, 1.5 MVA power supply across the park, EV charging facilities and extensive parking, creating a best-in-class environment for industrial and logistics occupiers.

The start on site at Panattoni Park Bognor Regis forms part of Panattoni UK’s continued investment in delivering high-quality speculative logistics developments in strategic locations across the UK. The development further strengthens the company’s presence across the South Coast, where demand for modern, sustainable industrial space continues to outstrip supply.

The scheme is being marketed jointly by Lambert Smith Hampton and SHW.
