Panattoni leases unit to Visual Comfort at Panattoni Park Brighton

Panattoni, the world’s largest privately owned industrial real estate developer, has agreed a ten-year lease with Visual Comfort & Co. on a unit at Panattoni Park Brighton, comprising 49,270 sq ft of Grade-A warehouse and office space.

Panattoni Park Brighton is situated adjacent to Brighton City Airport on Cecil Pashley Way, fronting the A27 dual carriageway and providing direct connectivity to Worthing, Eastbourne and the M23 junction with the M25 within approximately 59 minutes by van.

The park offers 5.5 million addresses within 50 miles and serves a consumer catchment of 3.57 million people within 80 minutes, making it one of the most compelling last-mile distribution locations in the south of England. Brighton and Hove itself is the most densely populated conurbation outside London, with 5,304 people per square kilometre.

Visual Comfort’s new facility comprises 43,010 sq ft of warehouse space and 6,260 sq ft of offices, with a 33.8-metre yard depth, four level access doors, 10-metre clear internal height and 49 car parking spaces including five EV charging points. In common with all seven units at the park, it carries a BREEAM rating of ‘Excellent’ and an EPC rating of ‘A’, with roof-mounted solar photovoltaic systems, rainwater harvesting, FM2 flooring, a 2.5 MVA park-wide power supply and LED lighting as standard.

Visual Comfort & Co. is a global leader in designer lighting and architectural illumination, founded in 1987 and with an established UK and European presence based in Worthing, West Sussex. The company designs and supplies premium decorative and architectural lighting across residential, hospitality and commercial markets, working with designers, architects, builders and specifiers worldwide.

The Brighton letting will support the expansion of its UK and European distribution operations and allow the business to serve its growing customer base across premium retail showrooms, trade partners and online platforms more effectively.

The park’s location adjacent to Brighton City Airport and the A27 means occupiers can reach Brighton city centre within 21 minutes by van, Gatwick Airport within 52 minutes and the M25 at Junction 7 within 59 minutes, with 14.2 million consumers accessible within a two-hour van drive.
